Renters’ Rights Act 2025: what applies now

In force since 1 May 2026

  1. Every rental advert must state the rent, and offers above the advertised rent cannot be invited or accepted. Source (opens official page in a new tab)
  2. Landlords cannot refuse tenants because they receive benefits or have children. Source (opens official page in a new tab)
  3. Tenants can ask to keep a pet, and landlords can only refuse with a valid reason. Source (opens official page in a new tab)
  4. No more than one month’s rent can be asked for upfront. Source (opens official page in a new tab)
  5. A database of private landlords is being rolled out by area from late 2026. Source (opens official page in a new tab)

Our 'Fit for Letting' MOT is an internal compliance check and not a statutory inspection or certificate.

Landlords remain legally responsible for ensuring compliance with all safety certifications (Gas Safety, EICR, EPC).

We can arrange these on your behalf as required.
